Master Plan

 

A guiding force for planned development

With rapid pace of urbanization and development of economic activities in Jammu, the city’s influence has been increasing in range and impact. Growth of Jammu Urban Agglomeration has been very fast which can be adjudged from the trend of decadal change in the urban population in its adjoining tehsils. Many villages in Bishnah, Samba, R.S. Pura and Jammu Tehsils have already been engulfed by the sprawl of Jammu City. Inview of the large horizon period up to year 2032. Theprojected growth cannot be limited to the existing boundaries that is limits to contiguous areas of jammu Samba districts. The Proposed Jammu LPA-2032 spreading over an area of 652.33 sq. km includes 355.113 sq km of Net proposed Area 54.43 and 297.217.sq. km of undeveloped area 45.57 included the whole Municipal Corporation of jammu, Municipal Committees of Ghomanhasan, Bishnah M.C., bari Brahmana M.C. and vijaypur. Total Villages included in JMP area 324 which also include 103 villages of extended local area of JDA Notified vide SRO No. 83. Dated 9th March 2016

Jammu master plan 2032 has been approved by Govt. and notification of the same has been issued vide SRO No. 90 Dated 03-03-2017. In exercise of the powers conferred by section 11 of the JK development Act 1970, Jammu Master plan 2032 has come into operation from the date of notification.

Salient Features of JMD – 2032

  • Projected population 20.50 Lacs.
  • Proposed area under JMP limits 652.33 sq. km
  • Two District Centers at Bhalwal in North Badali near Vijaypur in South
  • Four additional Sub-CBDs on the pattern of Bahu Plaza at Gajan Singh Pura, Miran Sahib, Raipur Koller Sarore.
  • IFC one each at Pathankot Road near Vijaypur and Akhnoor Road near Gajan Singhpur.
  • Ware house to be shifted near Vijaypur and Nehru Market to be developed as District Head Quarter.
  • Decentralization of core activities to harmonize the city development.
  • Better and efficient rail/Road network with LRT BRTS alternatives.
  • Strengthening of social and physical infrastructural facilities i.e. health Education, Recreation, Housing
  • Upgradation of utilities and services, w/s/ sewage, drainage, Solid Waste Management.
  • Building byelaws, Zoning Regulation, Mixed land use policy, housing Policy.
  • Phasing and implementation mechanism, T.P.S. / Land pooling concept, PPP mode, Resource mobilization.

Zonal Plans and Urban Extension projects

The authority is in progress of hiring reputed consultants for preparation of Zonal Plan and proposals for urban extension projects. The Jammu Master plan 2032 was notified by Govt. vide SRO no. 90 dated 03-03-2017. As per provisions of sec 8 to sec 10 of JK development Act 1970, the Zonal Plan of the local area are to be prepared by the Development Authority after approval of the Master Plan. The total area under the Jammu local Area is 652. Sq kms and same has been divided in 19 planning divisions / zones. The process of preparation of Zonal Plan of the Jammu City has been initiated by the Jammu development Authority to engage the consultancy. The expression of interest for the same stands floated.
